LANDLORDS AND AGENTS RESPONSIBILITIES
Here are only few of the landlords and agents responsibilities
The house has to be insured and the insurance company have to be told that the house is bought for letting purposes.
Any gas appliances have to be inspected every year and a Corgi certificate must be issued.
Electrical installations should be checked every three years and upgraded to the new standards if necessary and a NIE certificate issued.
Fire alarms where applicable have to be checked once every month by an appointed person e.g. (a landlord an agent or an appointed tenant and a log kept with all the dates of checking). They must also be checked by a qualified electrician and a NIE certificate issued
All furniture e.g. (padded chairs or three piece suits) where applicable should satisfy the latest fire regulations.
Fire extinguishers should be checked every year by a qualify company and the date and year of checking should be displayed on the extinguisher with the signature of the person who checked the equipment with an invoice to verify that the work was carried out. Also a fire blanket should be provided in every kitchen.
